The Blacksmiths is a 17th century pub located in the idyllic, affluent village of Everton, near Doncaster.

We are now planning a £205,000 refurbishment that will modernise the pub and appeal to the 21st Century pub-goer. We will create a versatile venue where customers will able to stop by for a casual drink with friends or celebrate a special occasion with family. We will transform the dining area with large bi-folding doors that lead to the outdoor terrace. The two letting rooms will be refreshed to give them a boutique B&B feel.

A refreshed bar and games area will ensure that The Blacksmiths retains its classic pub atmosphere, something vitally important to regulars.

The Blacksmiths would suit a home cooked, high quality food menu. Introducing a 'specials' menu for evening trade will add to the premium feel. Combine this with a portfolio of on trend drinks and you have the perfect place for customers to spend their down time.

Ambitious, Experienced Operator Wanted

The right operator for The Blacksmiths will have previous experience running a similar business. You will understand how to drive trade across all of the pub's income streams and take pride in your retail standards. Experience with cask ale would be an advantage. The Blacksmiths is a traditional 17th Century former coaching inn with low beam ceilings and traditional features. Our refurbishment will retain this traditional charm and make additions to refresh the pub. The interior decor will include timber flooring, industrial style lighting and plush leather armchairs.

The dining area will be transformed to create a large space with bi folding doors leading to the terrace. We will refresh the two lettings rooms at the pub, giving them a modern boutique feel. The current bar and games room will also receive a refresh.

Outside, we will improve the beer terrace with modern furniture, lighting and decorative pieces.


Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
