Popular community pub located in the village of Trefriw, on the edge of Snowdonia National Park. The village is well known for its woollen mills and spring water spa as well as being a popular starting point for walks in Snowdonia. It is located close to popular tourist attractions: Surf Snowdonia and Zipworld. As well as catering for visitors to the area during the warmer months, The Fairy Falls is well supported by a core of locals and is the heart of the community. Although trade is made up of both drinks and food sales and it should cater for various clientele across a number of different occasions, especially with the introduction of an enhanced drinks offer including craft beer and premium spirits. The pub benefits from a good location on the main road through the village and is surrounded by houses which provides a large potential customer base. A well thought out 'rhythm of the week' entertainment programme including quiz nights, live music and charity events and the introduction of pool and darts teams would help boost mid-week trade. The in going licensee will need to l work up a business plan focusing on how to further unlock the potential this well-established pub has to offer.

  • Manage your risk: 3 year fixed term agreement that you can terminate at any time on 28 days notice;
  • Financial support: even higher discounts on beer and cider available if volume targets are met (90% of targeted sale)

Trading Area & Facilities

The pub is a large two room operation. Entrance is into the main trading area, with the bar to the left hand side. This space is very well zoned into clear drinking, dining and sports areas with a variety of fixed and loose seating. To the back of the bar is a slightly raised level which houses the pool table and darts throw. Downstairs is a large function room, with its own bar, which is often used for weddings, birthday and other celebrations. The well-equipped catering kitchen is also located downstairs. The Fairy Falls benefits from 6 letting bedrooms which are detached from the pub. Whilst they provide a good amount of income currently they would benefit from some upgrading which would help maximise they potential. Externally there is a reasonably sized car park and extra space that is regularly used to house a marquee which further extends the trading area.
