Popular Village Pub
The Wheel is located in Ticknall, a small village in South Derbyshire. The pub itself is situated on the main road through the village, the A514, and also benefits from having public transport stops right outside. Approximately two miles from the site is Calke Abbey, a popular destination a country park and playground. There are various local business within walking distance of the pub and mixed residential housing surrounds it.

At the Wheel, there is currently a strong food & drinks offer. The pub highly regarded for its high levels of quality with both offers, therefore continuing this will be pivotal to the Wheel's success. Utilising the catering facilities to offer meals during the week and throughout the day will drive trade and attract the locals from the village and those further afield.

Trading Area & Facilities

The Wheel operates over two floors, the first floor is a modern bar area. The exposed beam ceiling and the log burner give the pub on the ground floor a traditional and familiar appearance. There is one main service area on this floor in the form of an L shape bar. The first floor is the dining area. There is a similar aesthetic to be found here but with the addition of various artwork and more lighting.

Externally, there are two seating areas. The first is a patio with wooden flooring and space for approximately three tables. On the lower level is concrete beer garden with space for four or five more tables. These spots are complimented well by surrounding greenery.

Private Accommodation

The private accommodation consists of bedrooms, kitchen & bathroom and a lounge and where required there will be appropriate works carried out in line with the Star Pubs & Bars Ready to Trade Promise.

In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.

The Estimated Licensee Fixtures & Fittings (F&F) Value assumes that the pub will be let on a Rolling Tenancy or Business Start-Up Agreement, where we own the majority of the F&F. The F&F Value for Full Repairing & Insuring Leases will be significantly more.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
