The Vaults is located in Uttoxeter a market town in Staffordshire, England, close to the border with Derbyshire. Within a 10 minute journey, there are over 17,000 adults that live in a mix of residential housing.

The current offer at the Vaults is purely drinks based. There is, however, the potential to implement a basic food offer. There are a vast number of retail businesses surrounding the site which means the pub can benefit from passing trade.

Trading Area & Facilities

The trading facilities of the Vaults are all internal. There are two main rooms, the first which has the main bar area and bench seating and the second, which has a piano and a traditional log burner.

The aesthetics of the exterior of the Vaults are eye catching. The pub has an empowering black colour scheme surrounding the door and etched windows followed by red brickwork above.

Private Accommodation

The private accommodation consists of bedrooms, kitchen & bathroom and a lounge and where required there will be appropriate works carried out in line with the Star Pubs & Bars Ready to Trade Promise.

The Estimated Licensee Fixtures & Fittings (F&F) Value assumes that the pub will be let on a Rolling Tenancy or Business Start-Up Agreement, where we own the majority of the F&F. The F&F Value for Full Repairing & Insuring Leases will be significantly more.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
