Nestled in the gorgeous North Yorkshire scenery, stands the traditional Spotted Ox. The historic village of Tockwith sits in between Wetherby and York and is home to over 1,000 adults as well as bringing in tourism due to its close proximity to all of York's attractions and Wetherby racecourse.
This well-loved local has both a fantastic drink selection and a great food offering with something for everyone. New operators could expand upon this by utilising the licensing hours to the fullest, developing a solid rhythm of the week, and creating a great marketing plan to draw in the day time and weekday trade.

Trading Area & Facilities

Internally, the Spotted Ox is split into two spaces, a casual drinking area, and a more designated dining space. The pub has a very traditional décor flowing through each room, with exposed brick and log fires.

Externally, the site boasts a lovely large beer garden, fully equipped with picnic benches, perfect for alfresco dining in the summer months.

Another fantastic selling point of this beautiful pub is what's known as "The Forge". This is a striking outdoor shelter with its own bar. Once this unique space is dressed, it makes for a fantastic area for functions of all kinds.

Private Accommodation

The private accommodation consists of bedrooms, lounge, kitchen, and a bathroom. In line with our "Ready to Trade Promise", should any works be required, we will ensure your private accommodation is in good order so that you can focus your energy on getting business right.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.

Note that on FRI Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased.
