Ship & Pelican Exeter

Fantastic Just Add Talent Opportunity

The Ship and Pelican is located on the main road into the city of Exeter. With a population of around 125,000, this prime corner plot high street location presents a fantastic opportunity to generate income through both passing trade and local residents. The demographic of this area is largely mixed, with both students and suburban families living in the surrounding area.

The planned refurbishment will see a celebration of period features and help emphasise the friendly community atmosphere. This will include new furniture and external decoration. A full internal redecoration is planned, including new floor finishes and 'sparkle schemes' to both Ladies' and Gents' WCs. Enhanced TV points and improved darts and pool areas will make the pub an ideal location for relaxation and entertainment.

The Ship and Pelican is currently successfully trading as a 100% wet-led community pub and has a strong community following through several sports teams and great drinks offer. The planned refurbishment will ensure that it maximises this trade, making it a warm and welcoming local with a focus on sports and community events.

Trading Area & Facilities

The pub has one main trade area and a separate games area with pool and darts. It is served by a single bar, which along with the fact there will be no food, will make this pub simple to operate.

Externally, the pub features a large car park which is a real advantage for a high street pub. There is also a large courtyard that allows outdoor trade in the warmer months.

Private Accommodation

The private accommodation consists of three bedrooms, living room, kitchen, bathroom and storage room.
