The Red Lion is a 16th Century Public house situated opposite the Church of St James the Great in the Buckinghamshire village of Bierton. It is conveniently located on the A418, the main road running through Bierton, connecting Aylesbury to Leighton Buzzard making it perfect for capturing passing trade. The Red Lion is supported by a great catchment area. Made up of families, professionals, and mature couples, this great local has the opportunity for someone to create a successful community pub.

The current offer consists of good quality pub food with locally sourced produce, a daily Specials Board offering different tasty meals to try, a range of ales, beers and ciders. With regular offers during the week and speciality nights on the 1st Wednesday of the each month, there is always a good excuse to visit.

This already successful pub is ready for development and growth which will be realised through the introduction of a more premium offer linked with a potential future investment. The investment would see a revamp of the bar and dining area to increase the current covers of 32 to accommodate more diners.

Trading Area & Facilities

Internally the pub has retained traditional low ceilings with oak beams and an open log fire in the public bar.

Externally there is a large car park to the rear of the building, just off the main road, with two outdoor seating areas.

Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.

Where a significant investment is made in a pub by Star Pubs & Bars, an "Investment Exemption" will be required. The exemption means that the option of a Market Rent Option lease won't be available at rent review for a period of up to seven years for this site, as per The Pub Code (2016). '

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
