Only a stone's throw from Leed's University, The Pack Horse is a two storey venue located on busy Woodhouse Lane, close to a variety of other pubs, eateries and shops. The demographics of the area are young, with a variety of students and young professionals living and working close by.

The pub would suit a small plates menu such as sharing boards, chicken wings, quirky tapas dishes and pizzas. Combine this food offer with a variety of premium drinks such as craft beers, cocktails and a rum bar. The pub will require a calendar of appealing events to drive trade such as DJs, live bands and beer festivals.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
