The Newcastle Packet is a wet-only landmark pub on the promenade in Scarborough. Scarborough is a popular seaside town sitting on the North Sea Coast in North Yorkshire and is the largest holiday resort on the Yorkshire Coast. The pub's location opposite the beach alongside other eating and entertainment venues and near the centre of the town makes this pub a great opportunity. The Newcastle Packet is known for its lively character and currently has a very popular entertainment calendar primarily featuring karaoke and enjoys strong all day wet-only trade and good seasonal custom.

There is excellent opportunity for the new operator to continue the popular entertainment-led format of the pub, but also introduce some more varied events, including pub quizzes and sports teams to further drive trade. Recently introduced cask ale is also proving popular with locals and tourists alike and another opportunity to explore further.

We are looking for an operator experienced in town-centre pubs with high footfall and a passion for live music and karaoke is a must. You will have the ability to deal with hot spots of peak trading and be able to market the pub effectively.

Trading Area & Facilities

Internally, the Newcastle Packet has a traditional pub feel with memorabilia on the walls and a fireplace to give the pub a welcoming, personal feel. It has a one room open plan layout, with a raised area to the back with additional seating and a pool table.

The small commercial kitchen is not in usable order and there are no plans to bring it back into use by Star Pubs and Bars. However, this could be undertaken by the new operator to provide an additional income stream.

Externally, the pub has an eye-catching Tudor-style facade, making it stand out in the street. The pub has a pavement licence to the front to allow outside trade.

Private Accommodation

The private accommodation upstairs consists of three bedrooms, kitchen, bathroom, and lounge. Where required there will be appropriate works carried out in line with the Star Pubs & Bars Ready to Trade Promise.
