Established Community Pub with Destination Appeal - Fantastic Opportunity

The Merlin is an established, friendly community pub in the heart of Billingham, north of Middlesbrough and Stockton-on-Tees. The pub has a prominent roadside position on Marsh House Avenue, a main thoroughfare through the town, surrounded by a large residential area. The pub enjoys high footfall from the local community, as well as drawing those from further afield including Hartlepool and Stockton-on-Tees, who visit for a drink or tasty meal and enjoy the varied entertainment.

The Merlin prides itself in providing something for all the family in comfortable surroundings. The pub currently offers a good quality freshly prepared pub classics menu, including the local favourite 'Parmo', served alongside a varied drink selection, including craft and premium options. There is a packed events calendar with live music, DJs, quiz nights, karaoke, live sports and darts and pool teams.

BDM's Vision:

The Merlin is the perfect package of established high volume trade, great reputation for food, extensive drink range and popular events calendar, all wrapped up in a pleasing, comfortable setting. The pub has all the key components to have continued and growing success.

Trading Area & Facilities

Internally, the pub has a comfortable, modern feel with two raised areas and a fireplace. The pub has two rooms, a bar/lounge with pool tables and televisions for live sports and a dining area with fixed seating and high tables. Both areas are serviced by their own bars. The kitchen caters for 82 covers.

Externally, the pub has a prominent roadside position, sitting on a large plot, with parking to both sides. The externals benefited from investment recently to boost the appeal of the pub. There is also a beer garden to the front to help make the most of the summer months.
