Dog & Rat Broughton

Spacious Community Pub

Refurbished in 2014, The Dog & Rat is a large pub that holds prominent position just off the high street in Broughton. The pub enjoys established trade from the surrounding area due to its accessible location.

There is a real opportunity at the Dog & Rat to develop a hearty pub food menu that offers home made pub classic such as roast dinners and burgers. With almost 3,000 adults within a half mile radius, the catering kitchen is currently not used to it's full ability and an ambitious operator will have the ability to make the most out of potential for food trade

Locals enjoy a varied entertainment calendar, which includes live sports, open mic nights and quizzes to bring the community together. There is the added bonus of a function room onsite - the perfect space to cater to private functions such as birthday parties.

Welcoming Local Operator Wanted

For The Dog & Rat, we are keen to partner with a local operator who prides themselves in their customer service and retail standards. You will have a passion for entertainment and have the ability to market the pub and its events on social media. Prior experience with food service will be preferred.

The Estimated Licensee Fixtures & Fittings (F&F) Value assumes that the pub will be let on a Rolling Tenancy or Business Start-Up Agreement, where we own the majority of the F&F. The F&F Value for Full Repairing & Insuring Leases will be significantly more.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
