The Chancel sits within a large residential area in Bottesford, a suburb of Scunthorpe. With a high volume of adults in the surrounding area, the pub benefits from plenty of passing trade and has an already established reputation within the community. The pub is split into two rooms in the classic bar / lounge format.

Sports and entertainment are key to driving trade at the pub and having a regular calendar of appealing events would be a must. Although it does not currently serve food, there is the opportunity to introduce a simple pub grub menu as there is a kitchen on site.

Trading Area & Facilities

The Chancel Hotel has a large footprint with two distinct trading areas. The public bar has a pool table and dart board and is well set up for televised sports. The open plan lounge bar has a homely, welcoming ambience and has access to an outside grassed patio area. The catering kitchen is currently under utilised but can be used to create a simple, family friendly menu of pub classics.

Outside, there is a large car park and also a patio area to the rear.

Private Accommodation

The private accommodation consists of three bedrooms, kitchen & bathroom and a lounge and where required there will be appropriate works carried out in line with the Star Pubs & Bars Ready to Trade Promise.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
