Trading Area & Facilities

Internally, the Bear Hotel offers four distinct indoor trade areas, a catering kitchen and 8 en-suite letting rooms. As part of the proposed refurbishment, all internal trade areas will undergo a full redecoration, including the timber flooring which will be re-waxed or re-carpeted as necessary. The existing bar will be relocated to provide better drinking and dining areas. Lastly, repairs and decoration to the kitchen will be carried out where necessary.

Externally, the pub's attractive façade is finished in traditional Cotswold stone and the interior retains many period features. As part of the proposed refurbishment, the outside façade will be redecorated and new signage will be installed. The existing courtyard at the rear of the premises will be refurbished and enhanced to create a more appealing outdoor trade area.

Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.

Where a significant investment is made in a pub by Star Pubs & Bars, an "Investment Exemption" will be required. The exemption means that the option of a Market Rent Option lease won't be available at rent review for a period of up to seven years for this site, as per The Pub Code (2016).

The private accommodation consists of one bedroom, lounge, kitchen and bathroom and an office. The lessee accommodation will also be refurbished.
