Internally, this recently refurbished one bar operation has a large, open plan trading area and separate games area. The pub is in great decorative order and has a welcoming and modern feel, with beautiful wood and carpeted flooring. There is a fully fitted trade kitchen that has been underutilised in the past and the site is capable of providing a food offer for around 25 covers.

Externally, there is an elevated beer garden with panoramic views of the valley which is very popular during the summer months. There is also a car park to the rear of the building with around 20 spaces.

The Estimated Licensee Fixtures & Fittings (F&F) Value assumes that the pub will be let on a Rolling Tenancy or Business Start-Up Agreement, where we own the majority of the F&F. The F&F Value for Full Repairing & Insuring Leases will be significantly more.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
